NonToxic Water Based Wood Sealer?

QUESTION:

We have bought a home in the country and the previous owners have let their pets pee all over the carpets, so we are going to pull up the carpets and, so we can move in quickly, we are thinking of sealing the subfloor underneath and then painting it with low or no VOC paints and then later we'll put in hardwood flooring when we can afford it.

So, what we are wondering: Is there a water based wood sealer that is non toxic that we can use on the subflooring that is very effective and very safe?

DEBRA'S ANSWER:

My favorite wood finish at the moment is Vermont Natural Coatings. Made in part with whey leftover from nearby cheesemakers.

COMMENTS:

It's almost impossible to get urine smells out of flooring, including subflooring. A sealer might not even do the trick. If you really want it gone, you'll have to replace the damaged areas of subfloor. Not the answer anyone wants, but there it is.

Debra....is Vermont Natural Coatings a SEALER or is it a finish? I am looking for a sealer that seals out unwanted odors. Will it seal out the smell from plywood?

COMMENT FROM DEBRA: According to the It's a finish. I don't think it's designed to seal out unwanted odors. But you should check with them.

JT...I already am familiar with Safecoat...they sound good, but, they are VERY expensive and 1 gallon only covers 350 sq ft.

Depending on what you will be replacing the carpet with, you may be able to seal the odor in with heavy duty aluminum foil using a tolerated tape. It can take more than one layer of foil to seal in odors (It took 5 layers to block off emissions from a toxic sink cabinet that we were unable to replace immediately.)
